Is There Time Left To Take Advantage Of The $8,000 Tax Credit?

American Recovery and Reinvestment Act of 2009First-Time Homebuyer Tax Credit

Eligible buyers must close by December 1, 2009 so it’s important to select a residence soon to make sure you don’t get left out.  The credit applies to first-time homebuyers, as well as individuals who have not owned a principal residence in the 3-year period prior to the purchase, and applies to homes purchased between January 1, 2009 and December 1, 2009.  The tax credit is equal to 10% of the purchase price, but capped at $8,000.  Certain income restrictions apply so be sure to visit www.irs.gov to learn more about eligibility requirements and limitations.

The credit:

  • applies to purchases that close before December 1, 2009
  • applies only to homes used as the taxpayer’s principal residence
  • reduces a taxpayer’s tax bill or increases his or her refund, dollar for dollar
  • is fully refundable, meaning the credit will be paid out to eligible tax payers, even if they owe no tax or the credit is more than the tax owed

Is It True That Sales Are Up And Inventories Are Down?

Broward and Miami-Dade County Residential Inventories Continue To Decline During July

According to data from the Multiple Listing Service (MLS) , Broward and Miami-Dade residential inventories continued to decline during July 2009.

Inventories dropped from 74,966 total homes and condos for sale in July 2008, to 49,058 in July 2009, a 35% decrease in just 12 months.  During that same time frame, sales increased 47% from an average of 2,518 sales per month to 3,707 sales per month.  The inventory supply across both counties decreased from 30 months last year to 13 months today.

According to Ron Shuffield, President, EWM Realtors , “decreasing prices have been the prime motivator for our spike in sales this past year.  If you’re selling, now is the time to make sure that your property is priced accurately.  If you’re buying, your choices will continue to decrease throughout the remainder of 2009.”

  • lousy pictures

  • blah interior and landscaping
  • little online marketing
  • low commissions
  • poor or lack of maintenance (stains on ceiling, leaky faucets, etc.)

I agree with Ilyce.  It takes a excellent real estate broker and a Seller willing to put in a little extra effort to make their property stand out.
