<p><strong>1)  Interest Rates Are On The Rise </strong></p>
<p>Interest rates are now over 5%.  As rates increase, the mortgage amount a buyer qualifies for decreases.  Eventually this will have a negative impact on prices.</p>
<p><strong>2)  Your Dream Home Will Never Be Cheaper</strong></p>
<p>If you are buying, COST should be more important than PRICE.  Cost can be dramatically impacted by rising mortgage interest rates.</p>
<p><strong>3)  Buyers Are Out Early</strong></p>
<p>Mounting evidence is showing that buyers are coming out earlier this year than the &#8216;Spring Buying Season&#8217; due to the believe that now is a good time to buy.  That coupled with the increase in interest rates has started the buying season early.</p>
<p>Pete Flint, CEO of <em>Trulia</em>:</p>
<blockquote><p><em>&#8220;We&#8217;re seeing a national resurgence of buyer and seller activity on Trulia.com.  In January alone, we expierenced an unprecedented level of site traffic including 11 million unique visitors &#8211; which is more than 70% year-over-year growth.  We are now experiencing 100,000 property views per minute.&#8221;</em></p></blockquote>
<p>The <strong>National Association of Realtors</strong> just reported that the number of house sales increased 12.9% over last month.</p>
<p><strong>4)  Inventory Increases Every Spring</strong></p>
<p>Here is the number of listings available for sale in 2010</p>
<ul>
<li>February &#8211; 3,531,000</li>
<li>March &#8211; 3,626,000</li>
<li>April &#8211; 4,029,000</li>
</ul>
<p>Steve Harney believes that there will be an increase in these numbers in 2011 as there is a pent-up selling demand created by the weak market of the last few years.  If you sell now you won&#8217;t have to worry about this increasing competition.</p>
<p><strong>5)  We Are In The Eye Of The Foreclosure Storm</strong></p>
<p>As banks try to correct their foreclosure procedures, there is a large supply of discounted properties which have been delayed coming to market.  This inventory will be released sometime in the next few months.  Foreclosures sell on average at a 41% discount.  When they are released these properties will be competing with your house for buyers.  If you are looking to sell in 2011, you want to sell before this inventory becomes your competition.</p>

<p>The<strong> Wall Street Journal</strong> last week stated:</p>
<blockquote><p><em>With home sales starting to improve, and with prices now possibly forming a bottom, real estate could well be the asset class that represents the best low-risk buying opportunity out there today.</em></p></blockquote>
<p><strong>Donald Trump</strong> was just quoted saying:</p>
<blockquote><p><em>I&#8217;m pretty sure this is a great time to go out and buy a house.  And if you do, in 10 years  you&#8217;re going to look back and say, &#8216;You know, I&#8217;m glad I listened to Donald Trump&#8217;.</em></p></blockquote>
<p><strong>John Paulson</strong>, a multi-billionaire hedge fund operator and the investment genius who made a killing betting against housing a few years ago, is now bullish on residential real estate market.  He recently said:</p>
<blockquote><p><em>If you don&#8217;t own a home, buy one.  If you own a home, buy another one.  If you own two homes, buy a third.  And, lend your relatives money to buy a home.</em></p></blockquote>
<p>A recent <strong>Gallup Poll</strong> showed that 67% of American&#8217;s think that now is a &#8216;good time&#8217; to buy a home.  The Gallup Organization went on to say:</p>
<blockquote><p><em>Overall, there is good reason for most Americans to think now is a good time to buy a house.  Interest rates remain near historic lows.  Home prices are down sharply, providing many incredible buys.</em></p></blockquote>
<p>An iconic financial paper, the country&#8217;s most famous real estate   investor, the most successful prognosticator of the housing market and   2/3 of all Americans say now is the time to buy a home.</p>

<p style="text-align: left">The median single family home price this week is $722,000.  Inventory has been tightening and days-on-market increasing recently.  The Market Action Index has been basically flat, not providing strong indication for market conditions.</p>
<p style="text-align: left"><span style="text-decoration: underline">Price</span></p>
<p style="text-align: left">This week saw relatively little price change from last week, however, we continue to demonstrate a nice up trend over the last several weeks.</p>
<p style="text-align: left"><span style="text-decoration: underline">Price and Value</span></p>
<p style="text-align: left">The market appears to be <span id="more-1153"></span>placing an increasing premium on homes.  When list prices and price per square foot consistently increase in tandem, as they are doing now, you often find short-term investment opportunities.  Watch the MAI for persistent changes as a leading indicator for these trends to flatten or drop.</p>
<p style="text-align: left"><span style="text-decoration: underline">Inventory</span></p>
<p style="text-align: left">Inventory has been falling in recent weeks with 76 properties available this week.  Note that declining inventory alone does not signal a strengthening market.  Look to the MAI to gauge whether buyer interest is falling with the available supply.</p>
<p style="text-align: left"><span style="text-decoration: underline">Market Action Index (MAI)</span></p>
<p style="text-align: left">The Market Action Index for Aventura &#8211; 33180 is strongly in the Buyer&#8217;s Market zone.  The 90-day MAI is at 14.  With several months of inventory available at the current sales rate, buyers should find ample choice.</p>
<p><span style="text-decoration: underline">Days on Market</span></p>
<p>The properties have been on the market for an average of 254 days.  Half of the listings have come newly on the market in the past 220 or so days.  Watch the 90-day DOM trend for signals of a changing market.</p>
